ABOUT Neil Diaz

Since becoming licensed, my experience includes listings in San Antonio, seeking property for clients in Austin, surrounding areas, and other major Texas cities. I was also able to serve a client who resides in London, England by listing-to-lease a condo in SoCo. I frequently locate rental property and apartments in Austin, many of which have been downtown and in the campus area. Currently, I offer the following services in Residential, Commercial, and Land throughout Texas:

In addition to my career, I am equally devoted to a few non-profit organizations. I previously served ATX Safer Streets as Business Development Manager and Committee Chairman for our first official fundraiser. I also served as Secretary on our board of directors. Together, we advocated for an expansion of alternative transportation to alleviate impaired driving. ATX Safer Streets is featured in Austin Monthly's June Issue.

In December 2014, I began serving the Austin Travis County Sobriety Center committee. We are pleased to have seen the project become a reality. Co-Chaired by County Judge Nancy Hohengarten and County Judge Andy Brown.

I served on the board of directors of New Milestones Foundation for six years. During that time I was Committee Chairman for 'Bridging the Gap'. This is our annual gala, which I dedicated four consecutive years to. I was board Secretary and served on our Executive Committee as well. New Milestones Foundation is the fundraising arm for Austin Travis County Integral Care (ATCIC).

Both New Milestones Foundation and ATCIC provide support for those with mental illness. Our gala in 2014 included Dr. Johnston, dean of the new Dell medical school, Senator Kirk Watson as our emcee, and Honorary Chair; Valerie Newberg.

As for 2018 - 2022 I was committee chairman for Mexic-arte's 'Taste of Mexico', a fundraiser that supports the museum's education programs. Following a record year for the event in 2018, I was invited to join the board of directors, and was actively committed for 5 years.

When I am not working, I like to fence, row, hike the trail on town lake, hang out at the U.T. Club, or enjoy good food and good company.

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and other inspections such as termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner’s insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.

Getting the Highest Price for Your Home Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Staging your home is important and many buyers will stay in your home longer if it’s staged appropriately. I have experience, fresh ideas and many local resources to present your home in the most effective manner.

Costs to Expect:
  • Title insurance fees depend on the sales price of the home.
  • Broker’s commissions> is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you’ll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.


Neil Diaz was our realtor when myself and my husband decided to find a new home to rent in south Austin. He was courteous, kind, very laid back but also professional and, most importantly, found us the perfect place in Travis Heights. I found out about him long before I knew he was a realtor from his involvement in various worthy causes in Austin. The time he gives up on behalf of others convinced me he would also be committed to finding us a new place to live.
Neil was absolutely amazing helping us find a rental property that met our requirements after we moved back to Austin from San Francisco. He worked on our timeline and took notes about what kind of decor/architecture we would like. He found us a great place in the Pease Park neighborhood, but through no fault of his own, the renter/owner of that property did not realize/disclose all the issues (structural and plumbing) that were going on with that house. Thankfully, Neil helped us navigate a challenging situation of finding another rental property quickly. I know many realtors would not want to go out of their way to deal with complicated situations like signing a lease and then having to break it due to the aforementioned structural problems, but Neil was a pro and he dealt with talking to all parties involved and helped us quickly find a new place so that it would not delay my husband's start date at his new job. We will definitely use Neil in the future for all of our other rental needs. We ended up with a new construction, three story, single family home in Crestview Station. Neil went late at night to give the realtor representing the renter of the Crestview property our lease application. Thankfully, because he was so on the ball about working beyond normal business hours, we were able to get the house even though there were 9 other applicants for the property. But we got our paperwork in 30 minutes before anyone else, so we ended up getting in to the first choice on the list of places he had shown us. There is no question that Neil has a strong work ethic and will go above and beyond for his clients to make sure they get exactly what they want. He was even so thoughtful after the lease was signed, he stopped by and gave us a gift card to a local restaurant in our new neighborhood. It doesn't get any better than that!"
